Living in Ayia Napa

Ayia Napa is a resort town at the far eastern end of Cyprus's south coast, near Cape Greco. It lies in Famagusta district, in the part of the district controlled by the Republic of Cyprus; the city of Famagusta itself has been in the north since 1974, and Paralimni serves as the district's temporary administrative centre. Ayia Napa is the largest tourist resort on the island, known for Nissi Beach, its many Blue Flag beaches and its nightlife, and tourism is its economy.

Life follows the season. From spring to autumn the hotels, beach bars and clubs are full; in winter most hotels in Ayia Napa and neighbouring Protaras close and the town becomes very quiet. The permanent population is small, and many people who work in the resorts live in nearby Paralimni. In recent years the town has tried to broaden its appeal beyond nightlife, adding a marina, a sculpture park and an underwater sculpture museum.

Since the 2024 local government reform, Ayia Napa municipality also includes the inland farming villages of Sotira, Liopetri, Avgorou and Achna, part of the red-soil Kokkinochoria area. There are no trains in Cyprus. OSEA buses serve the district and run to Larnaca, the nearest airport is Larnaca International, and a motorway links the area with Larnaca; most residents drive.

Homes are mostly holiday apartments, apartment complexes and villas, many of them used as holiday homes. At the 2021 census most homes in Ayia Napa stood empty or were used only part of the year, far more than the national average. Ayia Napa Marina adds apartments in two residential towers and villas on the water. Neighbourhoods

Town centre and harbour
The compact centre around the medieval monastery, the square that is the heart of the nightlife, and the fishing harbour. Apartments above shops and small hotels, busy in summer and quiet in winter.
Nissi Beach and Makronissos
The coast west of the centre, with Nissi Beach and, further on, Makronissos beach and its ancient rock-cut tombs. Mostly hotels, holiday apartments and villas.
Ayia Napa Marina
A private marina development with around 600 berths, two residential towers (East and West) and beach and island villas on the water.
Cape Greco
The headland east of the town, the easternmost point of the government-controlled area, with sea caves; much of it is protected as a national forest park.
Protaras
A neighbouring resort north of Cape Greco, in Paralimni municipality, around Fig Tree Bay. Quieter than Ayia Napa and more geared to families, with hotels, apartments and villas.
Sotira and Liopetri
Inland villages of the red-soil Kokkinochoria, part of Ayia Napa municipality since 2024. Each has more residents than Ayia Napa itself, and most homes here are lived in all year, unlike on the coast.

Practical information

  • Airport: Larnaca International Airport is the nearest airport, reached by motorway. OSEA buses link the Famagusta district with Larnaca.
  • Getting around: OSEA runs the buses in the government-controlled Famagusta district. There is no railway in Cyprus, so most residents rely on a car.
  • Healthcare: the district hospital, Famagusta General Hospital, is in Paralimni and has the accident and emergency department for the area. Residents are covered by the General Healthcare System (GeSY).
  • Seasons: most hotels close in winter and the resort becomes very quiet, so it is worth visiting outside the summer before buying if you plan to live here year-round.
