Living in Nesebar

Nesebar is a town on the southern Black Sea coast of Bulgaria, in Burgas province, and the centre of Nesebar municipality. It comes in two parts: the old town on a rocky peninsula, joined to the mainland by a narrow man-made isthmus, and the newer town on the mainland. The old town, with its medieval churches and wooden houses from the 19th century, has been a UNESCO World Heritage Site since 1983.

Immediately north lies Sunny Beach, the largest resort on the Bulgarian coast, which has grown until it merges with Nesebar. Tourism is by far the main source of work. The area fills with visitors in summer, while Sunny Beach itself has a very small permanent population, and out of season much of it is quiet. For the region’s main hospital and its universities, residents go to Burgas.

Burgas Airport, run by Fraport Twin Star under a state concession, is the nearest airport, with many seasonal flights. Buses connect Nesebar and Sunny Beach with Burgas, Varna and Sofia; there is no railway to the town, so the nearest station is in Burgas. Bulgarian is the language of daily life and of all dealings with the authorities.

Most homes for sale are apartments, many of them in complexes in and around Sunny Beach and in the new town. Houses are more common in the surrounding villages, such as Ravda. The old town is protected as a heritage site. Since Bulgaria joined the euro on 1 January 2026, homes are priced in euros.

Neighbourhoods

Old Town
The peninsula with its medieval churches, 19th-century wooden houses and narrow streets, a UNESCO World Heritage Site and a magnet for summer visitors. Homes here are mostly historic houses.
New Town
The mainland part of Nesebar, built up since the 1920s, with apartment buildings, hotels, shops and the town’s services, within walking distance of the old town.
Sunny Beach
The large resort just north of Nesebar, with hotels and apartment complexes along a long beach. Busy in summer, with a very small permanent population.
Sveti Vlas
A separate small town at the northern end of the bay, in Nesebar municipality, with the Marina Dinevi yacht port and many apartment complexes on the slopes above the sea.
Ravda
A coastal village a few kilometres south-west of Nesebar, in the same municipality. Quieter than Sunny Beach and popular with families, with houses, small hotels and apartments.

Practical information

  • Burgas Airport, to the south-west, is the nearest airport; Varna Airport is further north. Both are run by Fraport Twin Star.
  • Buses link Nesebar and Sunny Beach with Burgas, Varna and Sofia. The nearest railway station is in Burgas.
  • For hospital care, residents generally go to Burgas, where UMBAL Burgas is the main hospital of the region. Nesebar has a municipal health centre with GP and specialist practices.
  • Residents who pay health insurance contributions are covered by the National Health Insurance Fund (NHIF) and register with a GP of their choice.

Yes. The area is built around summer tourism, and Sunny Beach in particular has very few permanent residents, so many hotels and restaurants are quiet or closed out of season. The town itself has year-round residents and services, and Burgas is close by.

How do I get to Nesebar?

The nearest airport is Burgas, with direct flights from many European cities, many of them seasonal. From Burgas and from Varna and Sofia, buses run to Nesebar and Sunny Beach.
