Living in Burgas

Burgas is Bulgaria's fourth-largest city and the main city of the southern Black Sea coast. It is an industrial and transport hub: the Port of Burgas, the Neftochim oil refinery and Burgas Airport are large employers, and tourism along the coast adds seasonal work.

The city sits at the western end of Burgas Bay and is surrounded on three sides by lakes: Lake Burgas (Vaya), Atanasovsko and Mandra. They are protected wetlands on a major bird-migration route. The Sea Garden, a long park, runs along the shore next to the centre.

Students attend Burgas State University "Prof. Dr. Assen Zlatarov" and Burgas Free University. Bulgarian is the language of daily life and of all dealings with the authorities. Burgas Airport, run by Fraport Twin Star under a state concession, serves the southern coast with scheduled and charter flights.

Most homes in the city are apartments, from the large panel-block estates of the 1970s and 1980s to newer brick buildings. Former villages that are now part of the city, such as Sarafovo and Kraimorie, add houses near the sea. Since Bulgaria joined the euro on 1 January 2026, homes are priced in euros.

Neighbourhoods

Centre
The compact centre between the port, the railway station and the Sea Garden, with pedestrian shopping streets and mostly older apartment buildings.
Lazur
An estate next to the Sea Garden, bordered by Demokratsiya Boulevard, with low four-storey blocks as well as some of the tallest residential blocks in the city.
Slaveykov
A large estate in the north-west of the city, built mainly in the 1970s and 1980s with panel and prefabricated blocks, with newer brick buildings added in recent years.
Meden Rudnik
The largest housing estate in Burgas, on the site of a former village south-west of the centre that became part of the city in 1976.
Sarafovo
A former village on the bay north-east of the centre, now a district of mostly houses and low-rise buildings, lived in year-round and seasonally. Burgas Airport is right next to it.
Kraimorie
The smallest district of Burgas, a seaside settlement on Chengene Skele bay south of the centre, on the road towards Sozopol.

Practical information

  • Burgas Airport is on the north-eastern edge of the city, by Sarafovo, with a city bus to the centre and the main bus station.
  • Public transport is run by the municipal company Burgasbus, with a large fleet of electric buses. The Transport Burgas app shows buses in real time.
  • The railway station and the main bus station stand side by side at the southern edge of the centre, with trains to Plovdiv and Sofia.
  • UMBAL Burgas is the oldest and largest hospital in the city and the region.
  • Residents who pay health insurance contributions are covered by the National Health Insurance Fund (NHIF) and register with a GP of their choice.

How many people live in Burgas?

According to Bulgaria's National Statistical Institute, the town of Burgas had 189,086 residents at the end of 2025. Only Sofia, Plovdiv and Varna are larger.

Can foreigners buy property in Burgas?

Citizens of EU and EEA countries can buy homes and land. Citizens of other countries can buy apartments and buildings but in general cannot own land in their own name, which matters for a house with a plot. The sale is completed before a notary, who checks these conditions.

Is Burgas quiet outside the summer?

Less so than the resorts. Burgas is a regional capital with a port, industry, universities and hospitals, so it stays a working city outside the summer season, while many resort towns along the coast are much quieter in winter.

Which parts of Burgas are by the sea?

The centre and Lazur are next to the Sea Garden and the city beach. Sarafovo to the north-east and Kraimorie to the south are former villages on the bay with houses close to the water.
