Living in Nicosia

Nicosia is the capital of Cyprus and the island's largest city, in the middle of the Mesaoria plain rather than on the coast. It is the seat of government and the ministries, the base of the main banks and many law and accounting firms, and the country's main business centre. The public University of Cyprus and several private universities make it a student city as well.

Since 1974 the city has been divided by the Green Line, a UN buffer zone that runs through the old town. The south is the capital of the Republic of Cyprus; the north is administered by the Turkish Cypriot authorities. Crossing points, including Ledra Street in the centre, are open, and people cross daily for work and shopping.

Most residents are Greek Cypriots, with a smaller international community of EU citizens, diplomats, students and people working for international companies. The city is less tourist-oriented than the coast. Buses run by Cyprus Public Transport cover the city and suburbs, but there are no trains in Cyprus and most people drive.

The housing market is driven mainly by local buyers and renters: families, public-sector staff and students, rather than holiday-home buyers. Apartments dominate the centre and the main avenues; the suburbs are largely detached and semi-detached houses. Around the universities, student rentals are a market of their own. Neighbourhoods

Old town (within the Venetian walls)
The historic core inside the 16th-century Venetian walls, cut by the Green Line. The southern part mixes shops and cafés around Ledra Street with quieter residential quarters of restored stone houses, such as Chrysaliniotissa.
Strovolos
The largest suburb, south-west of the centre and a municipality of its own. Largely residential, with apartment blocks along the main avenues and houses on the side streets.
Engomi
A residential suburb west of the centre that is home to the University of Nicosia campus, with apartment blocks and houses. Since 2024 it has been part of Nicosia municipality.
Aglantzia
East of the centre, next to the University of Cyprus campus and the Athalassa park. A mix of houses and apartments, with student housing near the campus; part of Nicosia municipality since 2024.
Lakatamia and Latsia
Suburbs to the south-west and south of the city, outside Nicosia municipality, with mostly family houses and low-rise apartment blocks.

Practical information

  • Airport: Nicosia International Airport has been closed since 1974 and lies in the UN buffer zone. The city uses Larnaca Airport, under an hour away by motorway; the Kapnos Airport Shuttle runs buses between the airport and Nicosia.
  • Getting around: Cyprus Public Transport runs the city and suburban buses. There is no railway in Cyprus, so most residents rely on a car.
  • Schools: English-language private schools include The English School, the American Academy Nicosia (both British curriculum up to IGCSE and A levels) and the American International School in Cyprus, which offers the International Baccalaureate.
  • Healthcare: residents are covered by the General Healthcare System (GeSY), introduced in 2019. Nicosia General Hospital is the main public hospital, and many private doctors and clinics have joined GeSY.

In daily life, rarely. The buffer zone runs through the old town, but the rest of the southern city and its suburbs are unaffected, and the crossing points are open. When buying, check the title deed carefully, as with any property in Cyprus.
